Your 2021 Triennial
Revaluation
NEXT STEPS
This review
process is only if you do NOT agree with the tentative value indicated in
the mailer you received.
1) Review your
property information here:
Property Information
·
Is
the Auditor’s Office information correct? (Please note that the property
value listed is not the 2021 tentative value, because it has not yet been
certified by the State of Ohio.)
·
To
review how your area value change compares to other neighborhoods within
Lake County, search here:
Triennial Sales Ratio by Neighborhood Dashboard
2) If you
still disagree with your tentative property value, and would like to
request an informal value review of your property, visit our Smartfile portal, complete and submit form DTE1: (Please note you
must create an account on the login page to proceed.)
https://auditorsmartfile.lakecountyohio.gov/smartfile/
·
If
you are requesting a change in value by filing a DTE1, please be prepared
to substantiate your opinion of value with one or more of the following:
-Fee appraisal
-Documentation of a recent sale
-Comparable Sales (do not include foreclosures or sheriff
sales)
These can be uploaded through the Smartfile
portal with your DTE1.
·
Upon
submittal, Lake County Auditor’s appraisal staff will review your
submission and supporting documentation to make a
determination on value.
·
You
may schedule to discuss your informal value review with an appraiser.
However, THIS IS NOT REQUIRED. Reviews can be in-person, or via telephone
between 9/1/2021 and 9/30-9/30/2021. To schedule an informal interview to
discuss your submission please call 440.350.5829 or email [email protected].
·
If
you are unable to submit through our Smartfile
portal, you may print out the DTE1 here: and submit it to our office no later than 9/30/2021 by mail or
by dropping off in-person. (Please
note that using our Smartfile portal is faster
and more efficient.)
3) Final value
letters will be mailed to those who requested an informal value review. If
you still disagree with the final value, you may file a complaint with the
Lake County Board of Revision between January 1 and March 31, 2022.
